BER Assessment Procedure

Residential Properties

For existing properties an inspection is required, in the majority of cases the inspection will take approximately one hour. When assessing properties which are to be constructed the information is taken from scale drawings and the building specification. In either case we will record the following:

  • Building dimensions, floor areas and volume.
  • External wall construction (concrete block cavity, timber frame etc.)
  • Internal wall construction (concrete block, stud wall etc.)
  • Floor construction (solid, suspended timber etc.)
  • Windows / doors (single glazed, double glazed including the gap between double glazed panes and any low emissivity coatings)
  • Space & water heating systems including the efficiency of control systems.
  • Ventilation including fans.
  • Roof insulation.
  • Lighting.

Commercial Properties

For existing properties an inspection is required, due to the differing complexities and sizes of commercial buildings it is difficult to say how long the inspection will take, however, in the case of a small shop unit for example the inspection should take about an hour. When assessing properties which are to be constructed the information is taken from scale drawings and the building specification.

In either case we will record the following:

  • The zones in which identifiable, standardised activities take place.
  • The geometry of each zone, its floor area, the areas of the building fabric elements which surround it and their location with respect to the exterior or other interior conditioned zones.
  • The thermal performance characteristics of the building fabric surrounding each zone.
  • The building services systems which serve each zone (or groups of zones).

Whether a residential or commercial assessment using the data collected, we calculate the rating in accordance with the requirements of Sustainable Energy Authority Ireland (SEAI). On completion, the rating is submitted for publication on the national BER register and SEAI issue the BER Certificate to us for forwarding to the building owner.
